Thanksgiving week unfolded exactly the way the calendar predicted—slowing to a peaceful, turkey-induced lull. As the metro area shifted its attention from showings to stuffing, the numbers reflected it: pending, closed, and coming-soon activity all eased down as everyone swapped real estate hustle for holiday comfort food.

Inventory kept drifting lower as well, continuing the familiar downward glide we’ve been watching since midsummer. Even though active listings are still sitting above last year’s levels, that margin is shrinking. The seasonal slide is alive and well, and the holiday week simply nudged it along.

New listings were especially sensitive to the calendar. Most sellers hit the pause button altogether, pushing activity sharply below the previous week—and below last year. It’s clear many homeowners are planning their debut for the more optimistic late-winter and early-spring months. “Coming soon” listings dipped too, though they’re still comfortably above where they were a year ago.

Pending contracts took their own holiday break, falling significantly from the week prior and landing under last year’s pace as well. As a result, predictive month’s supply climbed upward—both week over week and year over year—reflecting a brief loosening in an otherwise tight market.

The chance of a home going under contract within 30 days also slid, mirroring the typical pattern we see during major holiday weeks. Buyers didn’t disappear completely, but many swapped home tours for pumpkin pie—at least temporarily.

Showing activity softened too. Last week’s appointments dropped noticeably from the week before and settled slightly under last year’s numbers. Curious buyers are still out there, but they’re moving slowly, and it now takes more showings to land an offer. Sellers hoping to catch attention during this festive slowdown need to present their homes at their very best—especially with holiday décor competing for everyone’s visual bandwidth.

Median days on market stretched upward again, pushing past last year’s mark. Buyers are taking their time, which makes sense—nothing speeds up decision-making like cozy sweaters, leftovers, and football. For sellers, patience is becoming the season’s must-have accessory.

Price reductions continue to play a starring role. A rising share of homes that went under contract had at least one price cut compared to last year. The size of the average reduction ticked slightly downward from the previous week, but the trend remains clear: motivated sellers are adjusting, and those who aren’t are simply waiting for the spring market to come to their rescue.
