Homeowners are clearly embracing the holidays, opting to push listing plans to the back burner. New listings declined again this week. The one spark? “Coming Soon” activity nudged upward, suggesting a handful of proactive sellers are already prepping for an early 2025 launch.








Pending Sales: Buyers Ease Up

Buyer activity softened right on schedule. This time of year, house hunting tends to take a back seat to travel plans and twinkle lights. Even so, the market is still outperforming last year’s sluggish pace. Predictive supply is inching toward a more balanced feel.








Odds of Selling: Holding, but Not Heating Up

The likelihood of going under contract within 30 days dipped again—mirroring the mid-summer lull. It’s one of the softer points of the year and a reminder of how quickly the energy fades compared to those fast-moving winter and early-spring markets.








Showings: Browsers Over Buyers

Showings saw a slight bump, but the vibe is more “casual browsing” than serious decision-making. It’s taking close to twenty showings before an offer materializes. Sellers, now’s the time to make sure your listing is sharp, inviting, and photo-ready—buyers are looking, just not leaping.








Days on Market: Patience Required

Days on market stretched out yet again. Buyers are taking their sweet time, watching inventory sit before making a move. For sellers, patience has officially become part of the strategy.








Price Reductions: Getting Real

More homeowners are adjusting prices to meet the market where it is. Well-calibrated reductions are gaining traction, while sellers holding firm may be waiting until February or later for stronger buyer engagement.
